Doughy is built by a landlord who got tired of running a portfolio out of five apps, a spreadsheet, and a virtual assistant who quit.

It is early access, and we would rather say so. We publish what already works, what is still rising, and what we will never half-bake — before you give us an email address.

The overnight

What it did while you were out.

One Tuesday night on the sample portfolio below. Every line is something that happened, in the order it happened — including the one thing it refused to do.

Trigger

Unit 3C texted at 11:42pm. You were asleep.

Channels used

SMSEmailCalendar

Sample input

hey its jess in 3c — ac is blowing warm again and the babys room is 84. sorry its late

Sample output

Got it, Jess — logged as urgent. I've asked Ramirez HVAC for an 8am slot and I'll confirm by 7. There are two box fans in the basement storage if you need them tonight.

What actually got done

  • 11:42pmRead Jess’s text and opened a job against Unit 3C.
  • 11:43pmTagged it HVAC · emergency and pulled the contractor who fixed 3C in June.
  • 11:44pmDrafted the reply to Jess and the email to Ramirez HVAC — the unit, the access notes, the June invoice — and held both for your OK.
  • 6:45amYou cleared both from the brief before the coffee was done. Two taps.
  • 6:58amRamirez confirmed 8:00am and priced the job at $285. You approved it with the second coffee.
  • 7:04amThe $410 dishwasher quote in Unit 1A is still waiting for you. Spending is yours to sign — every quote, every time.

Outcome

A contractor booked for 8:00am, and one decision left on the table with a price on it. Nothing left your workspace until you said so.

One week

How a week actually goes.

The same portfolio, five days apart. Four of these happen without you.

  1. Monday · 6:40am

    The brief is already written.

Twenty-one of twenty-two rents in. One unit fifteen days late, with the three contact attempts listed underneath it. Four minutes to read, before the coffee is done.

  2. Tuesday · 11:42pm

A tenant texts. You are asleep.

The AC job above. The reply and the contractor email were drafted and waiting by 11:44pm; you cleared both over coffee and the visit was booked for eight. Nothing woke you, because nothing needed to.

  3. Wednesday · 9:15am

One thing needs you. Only one.

The $410 dishwasher quote in 1A waited for you instead of guessing — every quote does. You approve it from the brief in about six seconds.

  4. Thursday · 4:20pm

The vacant unit gets a viewing.

Three inquiries on 4A this week, all answered, one matched against your criteria, one tour on Saturday at ten. A fourth wanted a three-bed. You do not have one, and it said so rather than stalling them.

  5. Saturday · 10:00am

    You do the showing yourself.

That part is still yours, and we think it should stay yours. It sent the reminder, put the address in your calendar, and had the application ready before you got back to the car.

The product

One ledger for the whole portfolio.

  • Every unit, what it owes, and what actually landed — in one column of figures.

The difference
Today

Your portfolio runs on whoever is awake.

A tenant texts at 11:42pm. You see it at seven.
The same tenant detail gets typed into three tools.
You find out a unit is fifteen days late when you sit down to do the numbers.
Month-end is a weekend and a spreadsheet.
With Doughy

Your portfolio runs whether you are or not.

The reply is drafted by 11:43pm, sent on your OK with the coffee, and the contractor is booked by eight.
It is entered once, and every surface already has it.
You knew on day four, because it told you — with the reminder you approved already out the door.
Month-end is a ledger you read, not a ledger you build.
Built for

People who own the problem, not a department.

Solo investors
Managing a handful of rentals or flipping houses — without a back office.
Landlords
Tired of juggling maintenance requests, rent collection, and tenant messages across separate tools.
Wholesalers
Who need fast lead response and deal triage before the competition beats them to it.
Growing portfolios
That need process before they need more payroll — systematize before you scale.
Teams
That want shared pipelines, approvals, and visibility without duct-taping five tools together.
Pricing

Priced like rent. Predictable.

Every plan includes the agent team, the safety controls, and a monthly allocation of agent work. Agents pause when the allocation runs out, so a busy month cannot turn into a surprise bill.

Your data

A note from the person building this.

I am a landlord. In 2022 I set a goal to own a home by 2023, and closed on the first one four months ahead of schedule. In 2024 I bought a second with my fiancée. Most of what I know about this work I learned by getting it wrong first.

I hired a virtual assistant, because the full-time job that made me need one was the same job that stopped me from managing one. About a year and a half later, the arrangement ended. That is not a story about a bad hire. It is a story about paying a person to do work that should not have needed a person.

So I started building the thing I actually wanted: something that answers at 11:42pm, books the contractor, logs the money, and then tells me about it in the morning — and stops dead at whatever line I draw.

It is early access, and I would rather say that than dress it up. Every screen on this page is sample data and says so. When there are real customers, real coverage, and real numbers, they will go here with dates on them.
